we do for our home buying clients:
1. Buyer
counseling session - We will conduct a buyer counseling session
to discuss your needs and goals, and to plan the search for your
property.
2. Financing
pre-qualification - We will offer to arrange a loan pre-qualification
appointment with a local lender to identify your range of affordability,
which will strengthen your bargaining ability with a prospective
seller.
3. Buyer
Representation Agreement - We will present and explain to you
the exclusive buyers agency agreement, and the benefits it offers.
4. Preview
Properties - We will preview properties prior to showing appointments,
and eliminate those not adhering to your criteria.
4A. Property
Showings - We will show you properties that meet the parameters
you have given us.
5. Property
Evaluation - We will discuss the positive and negative features
of a property that may affect it's future value and resale prospects.
6. Property
Disclosure - We will review with you all of the inspection reports
and other documents pertaining to the condition of the property
and disclose all physical defects of the property that are known
to us, and the seller's agent.
7. Review
Seller's Real Property Disclosure - We will thoroughly review
with you the seller's written disclosure statement to enable you
to accept or specify the remedy for each fault disclosed. Remedies
for any disclosed fault will be addressed in the offer and acceptance
agreement.
8. Negotiation
Strategy - We will prepare a negotiation strategy for the property
you have selected, including a written Competitive Market Analysis
on area properties that recently sold that are comparable to the
subject property. We will also advise on the initial price and
terms of the offer.
9. Offer
Preparation - We will prepare a written offer on the property
you choose to purchase, with the terms you approve.
10. Building
& Termite Inspections - We will recommend that you obtain
professional building and termite inspections.
11. Estimate
Of Funds Required - We will provide you with a preliminary estimate
of closing costs, downpayment required, and monthly mortgage payments
of the property.
11A. Appraisal
Contingency - We will explain to you the option of an appraisal
contingency.
12. Offer
Presentation - We will present the offer to the seller's agent
or the seller's directly if needed.
13. Home
Warranties - We will explain to you the option of a home warranty
plan to reduce your risk of repair when purchasing a property.
We will ask that the seller(s) pay for the plan.
13. Daily
Updates - We will call you daily to inform you of the status of
your transaction, including the satisfaction of all contingencies
and conditions during the entire transaction.
14. Know
The Neighborhood - We will give you detailed information about
the area around your new home, including services, shopping, and
school information.
15. Walk
Through - We will accompany you on a walk-through of the property
before closing, and we will assist you in dealing with any problems
discovered during the walk-through inspection.
16. Close
Of Escrow - We will accompany you to the title company and make
sure that all of the costs and terms of the contract are correct,
including loan documents.
17. After
Sale Service - We will contact you after closing follow up on
remaining details, or service needs.
18. Client
Satisfaction Survey - We will provide you with a confidential
opportunity to give an evaluation of our services.
